Pricing is one of the three crucial steps to selling your home fast.  If you price the home too high it will sit on the market, becoming stale.  If you price too low you may leave money on the table.  I will know your real estate market area - the homes that have sold in the area, the square footage price, days on the market - to recommend a fair market value price.
